  • We provide a straightforward, planning-focused design service for home extensions and new build projects. Our role is to take your ideas and turn them into clear, professional drawings ready for submission to the local planning authority.

    This includes measured drawings (if required), proposed design drawings, site plans, location plans and preparation of all the necessary documents to support your planning application. We manage the submission process on your behalf and liaise with the council during the determination period.

    In short - we focus on getting your project approved.

    Once planning permission is granted, you are free to move forward with a technical designer or Building Regulations specialist to prepare the detailed construction drawings needed to build.

  • I specialise in preparing and submitting planning applications for extensions and new build projects. My service covers everything required to achieve planning permission - including drawings, supporting documents and managing the submission process. Once planning permission has been granted, my scope of work is complete.

    If you intend to proceed to construction, you will then require Building Regulations approval, which is a separate process focused on the technical and structural compliance of the build. While I do not undertake Building Regulations drawings or submissions, I can recommend trusted technical designers and Building Regulations specialists in and around Hertfordshire who can assist you in taking your project through to construction.

  • Once planning permission has been granted, you will need detailed technical drawings to obtain Building Regulations approval and to allow your builder to accurately price and construct the project.

    While we focus purely on the planning stage, we work alongside a number of trusted technical designers and Building Regulations specialists in and around Hertfordshire. We’re happy to recommend experienced professionals who can take your approved scheme and develop the full construction package required for the next stage.

    This allows for a smooth transition from planning approval through to construction - without you needing to search around or coordinate everything yourself.

  • For the most part, yes - the prices shown on our website reflect what the vast majority of projects will cost.

    Only in exceptional circumstances would a fee differ from the pricing shown. This may apply where a property is unusually large, a project is significantly more complex than standard, or where substantial design revisions are requested beyond the agreed scope of work.

    If an adjustment is ever required, this will always be discussed with you in advance. Any additional fee would be fair, proportionate and clearly explained - never unexpected or excessive.

  • You will receive a clear fixed-fee quote before any work begins.

    Once you’re happy to proceed, I will carry out the agreed work and submit your planning application. After the application has been formally submitted, you will be issued a single invoice for the agreed fee covering the completed scope of work.

    There will not be additional invoices for minor amendments required as part of the planning process.

    If the application does not receive approval first time, I will continue working with you and make reasonable changes requested by the local authority to help secure approval - without increasing the original quoted fee.

  • Yes — the only cost not included in your quote is the local authority planning application fee.

    This fee is set nationally and paid directly by you via the Planning Portal. Once your application is ready to be submitted, you will receive an email from the Planning Portal with a secure link to make payment.

    Planning fees have recently increased, so you may notice this cost is higher than expected — however, this is a standard charge set by the council, not by us.

    There are no additional service charges or hidden extras beyond this.
